Members of the Royal Institution of Chartered Surveyors (RICS) must act professionally and ethically. They must also undertake every 3 years to demonstrate their competency in this area.

It is important for surveyors to understand how the legal system in the UK works in order to undertake work, instruct clients and deal with solicitors with regards to property matters.

Common law is effectively the law which has been created by the decisions of the courts (case law) whilst legislation takes the form of statutes or Acts of Parliament.
